Applicants for building permits for new development in Montgomery County are generally subject to County “Impact Taxes”. These impact taxes are for transportation and education impacts and are designed to defray the impact that new residents will have on the demand for schools and transportation infrastructure.
If you rent space in an office building, strip retail center or some other commercial building, at some point in time, you may need to find someone else to share your space because you have too much space, or you may need help in making rent payments. In some circumstances, you may realize that you no longer have need for the space because you have outgrown it, or it is too much and you need to get out. Under most commercial leases, you cannot simply allow someone else to start using some or part of your premises, nor can you walk away from the lease obligations. Have you received a notice in the mail from a company advising you to purchase coverage for the water and sewer pipes on your property? Many homeowners do not realize that any damage to the water and sewer lines that run from their home to the water and sewer connections in the public right-of-way are their responsibility and not that of the utility company. Homeowners insurance may cover a water line break or leak within the home or sewage back up into the home (depending on coverage), but it typically does not cover repairs to broken water or sewer pipes located outside of the home between the home’s foundation and the water and sewer connections in the public right-of-way.
